Stockton’s downtown waterfront is set to welcome a major transformation with the new South Pointe project, which will turn a vacant nine-acre lot along McLeod Lake and the San Joaquin River into modern waterfront homes and commercial spaces. This development, part of Stockton’s Envision 2040 General Plan, aims to revitalize the area, bringing housing, community spaces, and commercial opportunities to a prime location near the marina and I-5.
The City of Stockton partnered with RBH Group from Newark, New Jersey, to develop this mixed-use project. Approved by the City Council earlier this year, the two-phased development will include 500 residential units, 16,000 square feet of commercial space, and amenities like workforce housing, independent senior living, and public art installations. This project seeks to create a walkable and active environment that showcases Stockton’s waterfront.
“South Pointe is the perfect infill location,” said Jordan Peterson, deputy director of redevelopment for Stockton’s Economic Development Department. “It’s time for this site to be redeveloped.”
The project will also benefit from a government-funded cleanup effort, supported by a grant from the California Department of Toxic Substances Control. Stockton officials expect this environmental restoration to improve public health and ensure that the site is ready for future residents.
With nearby boat docks, walkways, and parks remaining open to the public, South Pointe promises to enhance Stockton’s waterfront, making it a vibrant hub for both locals and newcomers to the city.
